01. Pre-sale Consultation

Back in the studio, I look at the home as a whole; layout, flow, room function, furniture sizing, colour, lighting, flooring, simple joinery, maintenance priorities, budget and sourcing strategy.
For every room, I set out what to remove, what to add and what to change, creating a clear plan built around the property and the people most likely to buy it.
Take the plan and implement it yourself, or bring me back to help.
02. The Edit
From £595
Once the changes are complete, I return to pull everything together for the listing photography.
Furniture placement, beds, artwork, accessories, plants and the final edit are all considered for how the home photographs and how buyers experience it at viewings.
The result: your home at its very best. Ready to stand out online and win buyers over in person.
04. Styling for Photography
From £450
I source the pieces that will make the biggest difference, choosing items that complement what you already own and appeal to the people most likely to buy the property.
I shop for accessories, lighting, plants and smaller furniture, and specify larger pieces for you to purchase directly.
Everything is chosen for the sale. Considered, cohesive and yours to take with you afterwards.

The aim isn’t a generic show-home look. It’s to create the strongest, most appealing version of your home for the people most likely to buy it.

The consultation works as a stand-alone service, and The Edit gives you a plan you can implement yourself.
You can then add sourcing, styling or both depending on how much you want to take on yourself.

If The Edit includes decorating, simple joinery, hanging artwork, shelving or other practical changes, I can return to brief trades and provide design direction on site.

I make the decisions quickly and strategically, with the sale, target buyer and your existing home in mind.
For accessories, lighting, plants and smaller furniture, I can source and purchase on your behalf within the agreed budget.
For larger pieces, I’ll normally recommend one clear option for you to purchase directly. For higher-value pieces such as a sofa or dining table, I may offer two considered options.

That gives enough time to develop the Edit, carry out any worthwhile changes, order what’s needed and style the property properly before it launches.
